We all want our homes to look and feel nice, and so do your tenants. By making the house look its best will broaden its appeal. Therefore, presentation is the key! It is essential the presentation of the property is as good as your budget will allow.

So, where do you begin?

Start by thinking about who your target audience is. Who are you trying to attract? I find putting myself into the mindset of a potential tenant, and what I would want if I was them, gives a better idea of where to allocate the budget.

Tenants have higher expectations than ever before and want, at the very least, a low-maintenance, clutter-free home. With this in mind, think about keeping rooms light and airy. Create space by removing furniture and ornaments. By creating a blank canvas, tenants will be able to imagine making the property their own.

Making your property look its best doesn’t necessarily mean replacing the kitchen, bathroom or carpets. Instead, it’s more about carrying out repairs, like mending a broken loo seat and replacing light bulbs etc. You can either do the repairs yourself or use a local tradesperson to help.

Create a great first impression

If the budget allows, give rooms a fresh lick of paint, keeping colours neutral. Give kitchen and bathroom tiles a once over with some fresh sealant, revive any dark woodwork and remove any peeling paint. Finally, have a professional clean throughout (including windows and carpets) and a good tidy of the garden. By doing all of this, you create a great first impression which will help attract tenants.
